The TerraPower Isotopes EB-5 Project financed the ground-up construction of a 253,180 square foot, 100% pre-leased, build-to-suit advanced manufacturing life sciences facility within the Bellwether District in Philadelphia, Pennsylvania. Located in a High Unemployment Area Target Employment Area, the $110.4 million EB-5 Loan was structured for 138 investors at $800,000 per investor, with each position projected to generate 13 or more qualifying EB-5 jobs, well exceeding USCIS requirements.
The facility is leased to TerraPower Isotopes (TPI), the first commercial-scale producer of highly pure Actinium-225 for use in Targeted Alpha Therapy cancer treatment, under a 21-year NNN lease guaranteed by TerraPower Holdco, LLC, a nuclear innovation company founded by Bill Gates that has raised over $3.6 billion in combined grants and private capital. TPI plans to invest more than $450 million of its own capital into the facility, reflecting exceptional long-term commitment to the site and providing additional confidence in the strength of this investment.
